An indepth look at the Dh25 billion Sharjah Waterfront City.

'Sun Island' consists of 231 villas ranging between three, four, five, and six-bedrooms.
Phase 1 of the Dh25 billion Sharjah Waterfront City project is on track for completion, with the handover of 321 villa units scheduled for 2019.

Speaking to the media on Tuesday morning, officials from Sharjah Oasis Real Estate, the developer of the project, say that construction work is progressing steadily on 'Sun Island' - one of the eight natural islands that make up the 60 million square feet development. Phase 1 involves the completion and handover of 321 residential units ranging between three, four, five, and six-bedroom villas on Sun Island.

"More than 50 per cent of the units in Phase 1 have been sold, which is a reflection of the confidence that people have, not just in the development, but in the property sector in Sharjah," said Sultan Al Shakrah, chief executive officer of Sharjah Oasis Real Estate Co.

"After the launch of the first phase, we have quickly received some very good feedback from the market. Prices for the villas in Phase 1 of the project start from Dh2.5 million and go up to Dh8 million. Much of the investor demand right now comes from Emiratis, as well as from investors in KSA and the rest of the GCC, and Indians and Pakistanis."

Al Shakrah also said that the construction on the whole development will be completed in six phases, and that construction on the second phase will begin by the end of this year. Sharjah Waterfront City consists of eight natural islands connected to each other, and is a mixed-use development that includes villas, commercial units, shopping malls, a water park, hotels, and a marina. Phase 2 of the project will include the construction of several commercial units, as well as two hotels.

Completion of the whole project is currently estimated between 8-10 years, but the CEO clarified that market conditions were going to be a key factor. "However, we have a target of completing all the vital project infrastructure by 2021, because without the proper infrastructure in place there is no project."

Al Shakrah also highlighted how the property sector in Sharjah has been developing over the past 20 years.

"The good thing about the property market in Sharjah is that it is stable and we are fully supported by the government of the emirate as well as the private sector," he said. "We believe in having the right product at the right location. What is unique about this project is that it offers direct sea views; there are a limited number of projects in the UAE that offer such stunning beachside views."

He also noted how the project will ultimately help the emirate of Sharjah in achieving its tourism visitor target in the coming years.

"By way of hospitality offerings, we are also interested in bringing in four and three-star properties, in addition to our five-star offerings. We are also interested in developing resort and leisure offerings for visitors. The Crystal Lagoon water theme park is designed by Jack Rouse Associates, and will be bringing 38 rides that have never been seen before. Families that are interested in enjoying all the rides can expect to have 2-3 days of fun in the water park."

Currently, over Dh3 billion worth of infrastructure work has been completed on the project, including two power transmission and distribution plants, built with a cost of Dh250 million to ensure an uninterrupted supply of up to 700MW of electricity.

"I am pleased to announce the completion of Dh3 billion worth of infrastructure works within Sharjah Waterfront City, including the removal of 12 million cubic metres of sand to dig 3.5 metre deep canals with a width spanning between 100-300 metres to create eight islands within the landscape, that helped us to create 20 kilometres of new coastline and beachfront properties," said Sheikh Abdullah Al Shakrah, chairman of Sharjah Oasis Real Estate Co.

"As part of the infrastructure projects, we have moved and installed five million tonnes of rocks to create breakwater and marina quays and the protection of water channels, in addition to the construction of bridges, roads and power transmission and distribution plants, which cost Dh250 million," he said.

Mohamad Chadi Itani, media and marketing consultant at Sharjah Oasis Real Estate Development, noted that upon completion, the project will boast 1,500 villas and townhouses, 95 mid-rise and high-rise towers, 14 hotels and serviced apartments, and 800 berths for boats and luxury yachts in the marina.

"The 95 towers will be for residential and commercial use," he revealed. "The 14 hotels will be a mixture of four and five-star properties located along the beaches. We have signed a joint venture with Dusit, as well as with Kempinski for two of the hotel properties. There has also been a great amount of interest from various schools, universities, and hospital groups in the development."

"In terms of population, we expect to see up to 150,000 people in the area including residents and visitors," he added. "The development is like a small, self-sustaining city by itself. There are going to be three shopping malls, one of which will be one of the biggest in the emirates and offer a unique mixture of retail, leisure, F&B, and entertainment offerings."

The shopping mall will not only serve the residents of the community, but also visitors from the rest of the emirate and neighbouring emirates such as Ajman and Umm Al Quwain. The developer also has plans for an internal tram network that will provide an easy access for residents and visitors. Entertainment and leisure offerings are also expected to bring in visitors from the neighbouring emirates such as Dubai and Abu Dhabi. Officials at Oasis Real Estate say that they are already in talks with the Dubai RTA to provide water taxis that will ferry visitors between the two emirates.

Palestinian Radwan Al Tamimi, left, arrived in Dubai at the age of 17 and moved to Abu Dhabi, where he set up a seafood kiosk on the Corniche. One day Sheikh Zayed stopped by and encouraged him to take his dreams forward, giving the young entrepreneur a vision, money and a utilities licence. He also gave him a nickname, and so Bu Tafish went on to open a boat restaurant and a chain of restaurants in the city. Courtesy Bu Tafish

After four gruelling nights as a stowaway escaping the conflict in Palestine, 17-year-old Radwan Al Tamimi landed in a place where he would get a new chance and a new title – Bu Tafish.

“Sheikh Zayed named me Bu Tafish,” says Mr Al Tamimi proudly.

“I prefer people calling me by that name. Do you know why he gave me that title? It’s a long, long gone history.”

Now 70, Bu Tafish admits that his memory is not what it was. But one event he recalls vividly is his first encounter with the founding father, Sheikh Zayed.

In the dining room of the restaurant on Abu Dhabi’s Hamdan Street that carries his name, Bu Tafish pauses for a moment to collect his thoughts about his struggle to flee Palestine in the early 1950s and how he survived in a new land.

“I, along with other migrants, managed to escape Palestine,” he says. “We met another 200 immigrants in Iraq and resumed the journey.”

In those four harsh days and nights on a ship, all they could see was the sky and the ship, overloaded with people and cargo. “That’s it,” he recalls.

The journey seemed a matter of life and death. At the end of it, the teenager found himself in what seemed like a barren land, called Dubai.

There were only a few Gulf Arabs living in the city in those days. “The majority consisted of Iranians, Pakistanis, Bengalis, and Indians,” he says.

Eventually he found a job as a delivery boy in a restaurant called Al Oumara. Shortly afterwards, he applied to work in Abu Dhabi.

A Jordanian businessman was recruiting people for his new restaurants in the capital. Back then, people needed a visa to work there, and Bu Tafish says he is a man who abides by the law.

Finally, his dream of working in the capital came true.

“I worked in Al Quds restaurant for another short term,” he says.

“Then I thought of opening a small kiosk on the outskirts of the Corniche.”

Little did he know that the mobile kiosk, attached to a tricyle, would be the starting point of a new journey.

Located in what was then called the Al Kaser area, next to a roundabout on what is today the site of the Etihad Towers complex, he furnished the enterprise with a few chairs and sun umbrellas.

“I used to sell coffee, tea, egg and jam sandwiches.”

The Corniche was undergoing major construction at the time and so one day, Sheikh Zayed passed through the area and saw the young man selling from his kiosk.

“He stopped the vehicle and hopped out,” says Bu Tafish. People flocked to greet the Ruler of Abu Dhabi, and Sheikh Zayed shook hands with everyone. He was particularly inquisitive about the small business run by Bu Tafish.

“When His Highness approached to shake hands with me, I got really scared” he says with a laugh, admitting that he had begun the kiosk without seeking permission from the authorities.

At first he feared being reprimanded for running an illegal enterprise, but those first few moments with Sheikh Zayed were the start of a new chapter.

“Sheikh Zayed asked about my background,” he says.

He told Sheikh Zayed that he was Palestinian and “tafish”, someone who had grown so tired of problems in his homeland that he decided to leave.

His repeated use of the word inspired Sheikh Zayed to give him the nickname.

“Then the late father began to praise Palestine and spoke highly of it and its people. You know, the beautiful gems that fell from his mouth should have been written in gold letters. He was the epitome of humbleness.”

Sheikh Zayed admired the idea of the kiosk, but thought the young man should think bigger.

“He advised me to expand the food chain and do something exceptional for Abu Dhabi,” he says. “I promised to bring his vision to actuality.”

Sheikh Zayed helped him with finances for the expansion, and gave him three days to turn his small business into something bigger. He ordered a licence to provide water and electricity to the young entrepreneur.

“Before departing, Sheikh Zayed told me he would visit me after three days to see if I had used the money wisely,” he says.

“I kept the promise and began the expansion gradually with the help of other people.”

Although three days was not quite long enough to fulfil such a big dream, Bu Tafish did win the admiration of Sheikh Zayed.

“I longed to establish a floating boat restaurant, which was popular in Egypt and Lebanon.” he says. “I always asked God to help me start something similar.”

In Jordan, he knew that floating restaurants did well on the Red Sea coast at Aqaba, attracting tourists. “I wanted to start a similar concept in Abu Dhabi.”

The first restaurant he opened was called Sindbad the Sailor, in Al Bateen. Later, he changed the name to the Flower Beach Restaurant and then to Golden Beach.

None of the names were particularly popular, leaving him with another challenge to overcome. After two years, the owner of the building told him that it was time to pack up.

“I welcomed the news and did what I was ordered to do,” he says.

In 1968, he decided to try again, calling his new restaurant Bu Tafish, the name he was known by. It was a turning point.

The authentic seafood dishes and the ambience attracted many leaders to his place, including Sheikh Zayed, a regular customer.

The Ruler also gave him the secret ingredients to perfect a popular Iraqi grilled fish dish called Masqoof.

“Sheikh Zayed was not only an expert on food, he was an expert on life,” he says.

“Sheikh Zayed visited us frequently. He was a simple man. His favourite appetiser was Palestinian-style lemon juice. He would eat modestly and talk to people in a friendly manner.”

On entering the Hamdan Street branch of Bu Tafish, the city’s oldest seafood restaurant, diners get a feel of eating in a floating boat surrounded by maritime trappings.

Today there are five branches of Bu Tafish, including the recently opened branch in the newly revitalised Al Bateen Marina.

“You see Allah’s power,” he says. “I was ousted in Al Bateen decades ago. Look what Allah compensated me with. Bu Tafish is back to its birthplace.”

“Praise Allah. I live a peaceful life. Whatever I have today is from Allah followed by my parents’ prayers and Sheikh Zayed’s support.”

Asked about his success, he whispers: “Do you know I failed four times in Grade 1? Like people say in Palestine, something good came out of me.”

Dubai Expo 2020: All you need to know
It's the date everyone in the UAE is looking forward to, but what can we expect when October 20, 2020 rolls around? Let us explain

What is Expo?

It is a global destination for millions of people to share ideas, showcase innovation, encourage collaboration and celebrate human ingenuity. They are organised every five years and last for six months.

The first World Expo was held in 1851 at London's Crystal Palace and was known as The Great Exhibition of the Works of Industry of All Nations. It displayed about 100,00 objects showcasing the inventions from the industrial revolution.

Some of the amazing inventions which were first brought to the world at an expo include the telegraph in London in 1851, the typewriter in Philadelphia in 1876, the diesel engine in Paris in 1900, the colour TV in New York in 1964, IMAX film in Osaka in 1970, and wireless trams in Yeosu in 2012.

The most recent expo, which started in 2015, was held in Milan, Italy, under the theme of "Feeding the Planet, Energy for Life". Inventions to come out of it include solar trees and energy saving elevators - something which would be useful in the UAE with all of the high-rise buildings.

How did Dubai win?

Ladies and gentlemen, Dubai wins." Those were the words in 2013 which brought about scenes of jubilation both in Paris at the general assembly of the Bureau International des Expositions (BIE), the international organisation responsible for overseeing, regulating and selecting the candidate for the world fair, and in the UAE where residents were waiting for the outcome of the voting of the 164 nation members entitled to vote. Dubai won by a resounding majority with 116 votes, leaving Yekaterinburg, Russia, with only 47.

“I am proud of our teams who earned this victory for Dubai with two years of hard work, dedication and commitment,” Sheikh Mohammed bin Rashid, Vice President and Ruler of Dubai, said. “We renew our promise to astonish the world in 2020.”

Reem Al Hashemi, Minister of State and managing director of the Dubai World Expo 2020 bid committee, had earlier delivered an emotional speech to the BIE committee. She received resounding applause for her 20-minute presentation which contained videos on Dubai's strengths of diversity, infrastructure and stability.

When the victory announcement was made fireworks filled the sky in Dubai as they exploded out of the Burj Khalifa in front of thousands of smiling faces below. Sheikh Mohammed later announced a holiday for all educational institutions across the UAE.

After two years of hard work and planning, Dubai's bid to host Expo 2020 had reached 850 million people through social media, with none of the other contenders coming close according to Fisheye Analytics.

Mao ni among gi hulat ni tata epi. kay daghan kaajong dagkong negosyante mo bisita sa dubai for the expo. basin maka negotiate ta ug mga deals ba. i'm planning to simplify the business. dili na daghang suppliers. basin mag specialize na lang ko ug medical and dental supplies from 3M. unja from india kuhaon kay mo agi ug mas barato. the president of EM3 Int'l. is my wife maria rabanzo and the CEO is my nephew epifanio moncada III. EM3 Int'l. imports medical and dental supplies from suppliers around the world and distribute it to hospitals and clinics in the middle east.

thanks for reading
