BUDGETING

When it comes to expenses the rich never pay too much, and preferably not at all.

Every dollar saved today and invested will be worth more later.

Advisers say to “pay yourself first” by setting aside 10 per cent of your wage in a separate savings account before budgeting for anything else.

The biggest savings that can be made are on the mortgage. Paying off an 8 per cent home loan is the equivalent of earning 14.5 per cent when on the top rate of tax.

The same goes for paying off credit and store cards. There is no point in having a term deposit earning a taxable 6.5 per cent while paying 12 per cent on a credit card.

“Once the mortgage is under control you can build a lot of wealth by systematically putting away regular amounts of money with or without salary sacrificing into super,” Hutton says.

“That gives automatic dollar cost averaging. If the asset rises in value that’s fantastic. If it tanks that you could also be good because you’re buying at cheaper prices.”

TAX

The rich don’t pay much tax, which, apart from incorporating a company in the Bahamas, leaves a family trust.

Even after the budget crackdown on the taxation of distributions to children under 18, a family trust is unbeatable for income splitting.

Control rests with the trustee over who gets how much and so distributions can be arranged according to the tax rates of family members. “You can build a portfolio, for example, including a holiday home, of assets that will survive generations. And it’s good for wealth preservation such as bankruptcy, which doesn’t impact on the trust,” says Michael Hutton, a financial adviser at HLB Mann Judd.

Incorporating reduces the top tax rate to 30 per cent but has the disadvantage of missing out on the 50 per cent discount on capital gains for an asset sold after a year.

Concessional tax deductions for superannuation, salary sacrificing for employees or after tax contributions if self-employed, offer the best tax breaks. Splitting super contributions with a spouse will also be viable tax saving strategy when the $500,000 limit for the $50,000 concessional cap for those over 50 starts in 2012-13.

SHAREMARKET

“Becoming rich through the sharemarket is not about how much you make on any one investment, it is how much you do not lose. If you lost 50 per cent in the GFC then you need to make 100 per cent to get back where you started. If you lost 10 per cent then you only need to make back 11 per cent to break even,” Gilham says.

“Be patient and be open to opportunities as they present themselves.”

More immediate opportunities are in blue chip stocks such the banks and big resource companies, which Gillham says have under-performed the market in the past year.

But longer term, small stocks that survive are the big money makers.

Leading fund manager Geoff Wilson, whose listed WAM Capital specialises in smaller stocks, avoids speculative miners because they are overpriced “and even though every now and then there’s a major discovery the odds are against you” while for industrials “we’ve made a lot of money waiting for a bubble to burst â€" that’s when to get in because you can make 10 to 20 times the money.”

Boubouras says one of the best strategies for the next three years is buying global shares without currency hedging.

High risk takers cold even borrow cheaply in US dollars to buy global equities and bonds.

He also suggests investing in private equity, directly or through a managed fund.

“Conditions globally are very conducive for further mergers and acquisitions, corporate balance sheets are very sound, conditions remain expansionary, global funding costs are low and equity valuations are not demanding,” he says.

And energy stocks such as oil, LNG and thermal coal as well as stocks in alternatives such as uranium, wind and solar, would perform well over time.

Demographic trends are a guide to opportunities. By 2050 it is forecast one in five Australians will be retired, suggesting a long term rise in demand for health and other services.

The rollout of the national broadband network will be an impetus for e-businesses.

Offshore, India trumps China for favourable demographic trends with a bigger middle class and a fast growing young population. Even better could be opportunities in the next rung of emerging economies, headed by Indonesia, which aims to be one of the 10 largest by 2025.

“Investing in Indonesian assets early on could prove to be very rewarding,” says Tom Stevenson, investment director of Fidelity.

PROPERTY

Property features at some point in most success stories, either as the means to wealth or preserving it.

“Realistically, the only way you make quick returns in property is through luck or a boom,” Mark Bouris, who founded then sold Wizard Mortgage Corporation and is a successful developer, reveals in his book Wealth Wizard.

The closest to a property boom in the next year is likely to be office blocks in Melbourne.

Office values slumped 25 per cent from their peak during the global financial crisis and in 2010 recovered only 5.3 per cent, says Martin Hession, head of property at Australia Unity.

He points to a shortage of new developments, which have a lead time of two or three years, due to a lack of bank funding, as well as a forecast $22 billion pouring in from offshore this year seeking Australian real estate, compared with the usual $9 billion.

“Vacancy rates have fallen dramatically. Melbourne will be the standout performer with values rising 30 per cent in the next two years,” he says.

At the same time, house prices are weakening, though Sydney has the best prospects because it has been a laggard.

“Sydney has upside with prices likely to average 6 per cent annually over the next three to four years. For capital growth it will do a bit better (than other cities) over time,’ says Robert Mellor, managing director of leading property forecaster BIS Shrapnel.

“It hasn’t moved much since 2003. Maybe it was 20 per cent over-valued then but it’s since fallen in real terms.”

But back-to-back interest rate rises this year would pull property priced down 5 to 10 per cent.

Rents are rising and until first home buyers are back in force, the market is there to be had for investors.

In what may herald a permanent break from the past, units are in more demand than houses.

Among the time-tested rules for buying residential property are that it should be close to public transport, schools, parks or beaches, have few other rentals in vicinity, and that it meets the area’s demographics.

The largest price rises in 2010 were for houses in Melbourne (up 49.7 per cent) and units at Nambucca Heads in northern NSW (up 47.2 per cent), PR Data says.

Capital city properties within 10 kilometres of the CBD are generally regarded as fail proof, and properly expert Margaret Lomas says Adelaide offers the best value.

Since the key to property is location, other potentially winning investment opportunities include car parking spaces or your own ATM.

Further afield, property prices have collapsed in the Unites States, presenting bottom of the market opportunities for investors, but are in a bubble in China and in most of Asia.

GEARING

The fastest way to make big money is to borrow it. There’s more to play with and the interest is tax deductible.

“The rich know that to leverage is to increase the potential risk and so understand the law of leaving some on the table,” Gilham says. This is a buffer â€" preferably cash or an undrawn down portion of a loan â€" against market volatility and financial shocks.

“Never place yourself in a position where you are forced to sell an asset to pay off debt,” he says. The type of gearing is also critical. Borrowing against equity in the home is the cheapest and least risky way. Margin loans have the risk of a margin call when the market is falling.

Contracts for difference (CFDs) are margin loans on steroids and so can produce staggering returns â€" or losses â€" in a short time on a deposit of 5 per cent or less.

Foreign exchange trading requires just 1 per cent up front.

Yet day-trading shares or currencies is a hard and mostly unsuccessful way of getting rich.

The biggest mistakes are starting with too little capital and over trading, says Travis McKenzie, head of online trading at Trade With Precision.

“Most people say they want to make $100,000 but only have $5000 capital. They are trading way outside their limits of what they should be. I try to find a couple of good opportunities a week. You should risk no more than 1 per cent of your account on a trade, an aim for at least a 1 per cent return. That’s a risk reward ratio of one for one,” says McKenzie, who switched from being a lawyer to a trader.

“Successful day traders have a lot of capital in their account or manage other people’s money.”

By David Potts
https://www.wealthwithin.com.au/

There are five recognised ways to wealth, ranging from being tight with money to borrowing, writes David Potts.

The fastest way to get rich is building your own business. But you have to do what you’re good at, take risks, work hard and be lucky.

“There are more Ferraris in Victoria registered in industrial Dandenong than Toorak because all the businesses are out there with warehouses and shops, so the Ferrari goes in the company business”, the head of investment strategy and consulting at UBS Wealth Management, George Boubouras, says.

“The secret is to understand your own business,” he says. “Each story is unique”.

“And borrow to invest.”

Short of starting your own business, five recognised ways to early wealth range from being tight with your money to borrowing other people’s.

When building a portfolio of investment, timing is a critical factor. “The rich don’t follow the herd,” says Dale Gillham, chief investment analyst at Wealth Within and author of How to Beat The Managed Funds by 20%.

“It’s the opposite â€" the herd attempts to follow the rich. The research I have done is that those who are not rich tend to move their money into the market before the peak and out of it after the crash.”

Tayaba said the informant who would receive the reward belonged to Prevendido’s inner circle.

“Mission accomplished. We regret that two persons died but the lives of our policemen were threatened,” said Chief Supt. Cesar Hawthorne Binag, Western Visayas police director, in a press conference at Camp Martin Delgado.

Binag said the laptops and mobile phones recovered from the house will be closely examined for possible information on Prevendido’s drug dealings.

Prevendido’s group had as many as 15 core members who supervised the drug distributors, according to Tayaba.

Binag expected the supply of illegal drugs in Western Visayas to decline by 30 percent following the death of Prevendido, who became the region’s top drug lord after the killing of Melvin Odicta.

A lone gunman shot Odicta and his wife, Merriam, on Aug. 29, 2016 shortly after they disembarked from a passenger ship at the Caticlan port in Malay, Aklan. â€"With a report from Leila B. Salaverria

Malacañang hailed the operation and noted the danger faced by police officers in running after top drug suspects.

“The incident shows the enormous risk our police officers face each time warrants are implemented against high-value targets,” Presidential spokesperson Ernesto Abella said on Saturday.

Tayaba said they sent out tracker teams to locate Prevendido while policemen monitored properties linked to him. These include a rest house in San Joaquin town in Iloilo, a resort in Buenavista town on Guimaras Island and a fighting cock farm in Anilao, Iloilo.

In April, police received information that Prevendido was staying in an unspecified house in Landheights Subdivision.

On Friday at 4 p.m. an informant finally located the house where he was staying. This was confirmed by police through footage taken by a drone.
#1813
Tayaba said they also found “anting-anting,” amulets believed to possess mystical powers that protect the owner from evil spirits and from harm.

Some amulets were worn by Prevendido. Also found in the house were trinkets, oil made from roots and tree barks, herbs, religious images and black robes.

“He lived like a hermit and food was delivered to him,” Tayaba said during a press conference on Saturday.

Prevendido was also protected by a 2-meter-tall (7-foot)  concrete perimeter wall that was topped with barbed wire.

He had eluded arrest despite a P1.1-million cash reward for information leading to his arrest.
#1814
Prevendido died from at least three gunshot wounds on Friday evening after he allegedly opened fire at police officers who were serving a warrant for his arrest for a drug case in a two-story house in Landheights Subdivision in Balabago, Jaro District in Iloilo City.

Also killed was Prevendido’s 29-year-old son, Jason.

Senior Supt. Marlon Tayaba, Iloilo provincial police director who led the arresting team, said Prevendido and his son fired at policemen during the operation around 8:30 p.m.

Prevendido, 55, died in a room on the second floor of the house. Jason was killed in another room.

Police from the regional, provincial and city police units recovered, among others, an AK-47 assault rifle, three handguns, four mobile phones, four laptops, ammunition, eight bolos and three sachets of suspected “shabu” (crystal meth).

Wanted: Richard Prevendido

ILOILO CITY â€" Betrayal is more potent than amulets.

The lure of the P1.1-million reward for the head of Richard “Buang” Prevendido, the fugitive suspected of being Western Visayas’ biggest drug lord, enticed a gang member to tip off the police of his whereabouts.

In the end, not even his amulets could save him from the hail of bullets that killed him.

She said she hoped the report would “inspire” scientists to carry out more research.

“Sharing new discoveries is essential to supporting conservation efforts and, as one of the last great wildernesses, there are many more secrets left to uncover,” Ms Hutchison said.

Nearly a third of all the tropical rainforests on Earth are in the Amazon. Even though it covers about 1 per cent of the planet’s surface, it is estimated to be home to 10 per cent of known species.

The new species of pink river dolphin is estimated to have a population of 1,000, but they are under threat from the construction of hydroelectric dams as well as industrial and agricultural activity. The fire-tailed titi monkey, which has a bright orange tail, is also at risk from deforestation.
#1818
Sarah Hutchison, WWF’s head of programmes for Brazil and Amazon, said: “We are only at the tip of the iceberg when it comes to unveiling the incredible species that live in the Amazon, yet instead of this precious area being safeguarded, it is under greater threat than ever before.

“There is a real risk that at the rate at which the Amazon is changing many species may become extinct before we have had a chance to find them.

“The discovery of 381 new species is a wake-up call for the governments of Amazon countries that they must halt the ongoing and relentless deforestation and work to preserve its unparalleled biodiversity.

“If they don’t, there will continue to be irreversible impacts on the Amazon’s much-loved wildlife, undiscovered species and the local and indigenous people that call it home.”

A new species is being discovered in the Amazon every two days from fire-tailed titi monkeys and yellow-moustached lizards to pink river dolphins and honeycomb-patterned stingrays, according to a new report.

Conservation group World Wildlife Fund, who wrote the report along with Brazil’s Mamiraua Institute, said the astonishing rate of new finds showed scientists had still only scratched the surface of all the “incredible species” that live there.

But “relentless deforestation” of the Amazon means many of its undiscovered animals and plants will go extinct before they are found, WWF warned, urging governments in the region to take action.

The report revealed a total of 381 new species had been discovered in 2014 and 2015, including 216 plants, 93 fish, 32 amphibians, 20 mammals â€" although two of those were fossils â€" 19 reptiles and one bird.

To be fair, the Hambantota port will make it easier for India to trade with Sri Lanka. But it could also be used as a naval station for China should the two countries ever engage in a full-scale war.

Meanwhile, China’s growing presence in Sri Lanka undermines India’s efforts to influence the foreign policy of the country.

That could explain India’s efforts to contain China’s Indian Ocean agenda by forming alliances with US and Japan, and by performing a joint naval exercise in the Malabar in the Bay of Bengal last July.

Still, the prospect of a Pakistan debt problem or an open confrontation between India and China are very unlikely, at least for the time being. That’s why investors in the region have chosen to focus more on market fundamentals rather than on the geopolitics of the region, driving shares in all three country markets higher recently.

But that could change, if tensions between China and India’s new allies, America and Japan, continue to flare.
#1850
For Pakistan, the deal will serve as a model for the future of CPEC (Chinaâ€"Pakistan Economic Corridor), a huge transportation network connecting China to the Arabian Sea at Pakistan’s Gwadar Port. Like Hambantota, CPEC started with loans that will eventually be converted into equity, as it seems very unlikely Pakistan will ever be in a position to pay them back. This means that Beijing will one day own CPEC, and collect tolls from every vehicle that makes use of it.

For New Delhi, the Hambantota deal is bad news because it’s one more step to encircle and pacify India by Beijing. China’s enormous investment in CPEC, and port infrastructure in the Indian Ocean, serves much more than trade. It advances Beijing’s “String of Pearls” strategy, as well as its unofficial agenda to encircle India through its arch-rival, Pakistan.

Sri Lanka’s Hambantota port is officially China’s own port, for 99 years. That’s according to a landmark agreement signed early last week, which gives China Merchants Ports Holdingsâ€"an arm of the Chinese government--70 percent stake in the Indian Ocean’s prominent outpost.

The Hambantota port expansion begun with loans from China. But when Shri Lanka could not pay back the loans, Beijing converted these loans to equity, in essence turning Sri Lanka into a "semi-colony," as was the case with China’s own Southern ports after she lost a war with European powers--though in a subtle way.

The taking over of Hambantota by Beijing is bad news for both Pakistan and India -- for different reasons.

The Lindenmere has 14 bedrooms. The first floor includes a living room with a fireplace and a formal dining room with floor-to-ceiling sliders that open to the bay view. There’s also a chef’s kitchen on this level. Upstairs, there’s a double master suite with a central seating area. Outside, there’s a large wraparound porch, a tennis court, a second house where guests can stay, and an oversize pool house with a bar, a half-bathroom and glass walls that look out to the bay.

#1856
The current owner, whom Foglia declined to identify, purchased the Lindenmere two years ago with the intent of restoring the estate to bed-and-breakfast use. (The Lindenmere dates back to the early 1900s and was originally built as a residence, but has also been used as a hotel and a bed and breakfast. Before the Marcos family made their purchase, it was a hotel in the mid-1900s.)

But as reported by Newsday last year, the owner is Janet Davis, who undertook her own renovations â€" including replacing the roof, installing a new saltwater pool and renovating 10 of the 17.5 bathrooms.

“But the whole time I was renovating it, I kept thinking that it was originally built as an estate, and I decided I wanted to keep it that,” she told Newsday at the time. “It’s the largest estate on the Great South Bay and reminiscent of the glory days of the Roaring ’20s and Gatsby era.”
#1857
Though time has passed and the home has undergone renovations since the Marcos’ tenure, their traces remain.

“The master bedroom and bathroom are the best examples, still featuring the lavish taste of Imelda Marcos with its pink and gold onyx finishes,” says Daniel Gale Sotheby’s International Realty salesperson Chris Foglia, one of the agents who’s marketing this property. “Additionally, the pagoda-style pool house was Marcos-designed and features two Capiz shell chandeliers left by them and a restored custom rug that also belonged to Imelda.”

It appears that air holes in a first-floor closet door are gone. The Times reported this was a vestige of Imelda’s troop of bodyguards, who would be armed with large weapons and hide in closets.

The Marcos family bought this Moriches Bay-facing pad for an unknown sum in 1981. In 1987, the Filipino government put it on the market for a then-sky-high $4.5 million in an effort to recover Marcos monies that were taken from the Asian nation, according to a 1996 story in the New York Times. That year â€" after nine years on the market â€" it sold to a married couple named Jennie and Peter Magaro, who are not the current owners, for the way-below-asking sum of $1.6 million.

Though Ferdinand and Imelda seldom visited this manse, it’s said that workers would jump hurdles to make them feel at home â€" especially Imelda. In one instance, they ran out about purchased â€" then planted â€" thousands of dollars worth of flowers.

“If she was expected, they would rush through some job to make it look finished,” Jennie Magaro, told the Times. “They did want to please her so much.”

5. Hit $100K, then invest the rest

First, try to save $100,000. Why? You need to prove to yourself that you can go out and get money. If you only have $10,000 saved, your only priority should be increasing your income so that you can save more.

Saving $100,000 shows that you have an ability to make money and then to keep it. Most people can't do either of those things.

Once you can earn and save, then you can start building wealth. I'd recommend multi-family real estate if you are conservative like me. I never looked to get rich quick, but I did look to get rich.

4. Get multiple, connected income streams flowing

You won't get rich without multiple flows of income. That starts with the income you currently have. Increase that income and start adding multiple flows.

You want what are called symbiotic flows. Do not just add disconnected flows. Instead, find other ways you can add income to the job you already have. My video guy does advertising for me â€" and after proving himself, he started making advertisements for those connected to me. He didn't start a doughnut shop.

Too many people go from one flow to a second flow, resulting in two flows that do nothing. Your flows should always be connected.

3. Get great at what you do

Commit to being great, not just average. Any industry can be a painful profession for average and bottom performers, but massively rewarding for those that are great. Those that live, breathe, and eat their profession, those that are obsessed, become great.

I have never met a great who wasn't all in and completely consumed by their trade. Have you?

The fact is, if you aren't great, you are average. The rich get great.

2. Find a job in the right vehicle

The rich are able to get in with the right company where there is opportunity for growth. My VP of sales Jarrod Glandt started working for me over seven years ago for $2,500 a month. He wasn't making anything but he was in the right vehicle. He grew his skill set and was able to multiply his monthly income many times over because he knew I was looking to expand.

Too many people just look for a job. You need a job, but you need the right vehicle. All companies live from this thing called revenue. Get commissions rather than just a salary and you will finally be in control of how much you earn.

1. Invest in you

Successful people invest time, energy, and money in improving themselves. A man told me once, "The best way you can help people in need is to not be someone in need." Help yourself out so you are in a position to help someone else out. This means investing in yourself to become great at something.

I invested in sales training when I was 25. That made my income-producing ability skyrocket. Investing in yourself is the best investment you can make.

Too many people out there are offering ridiculous ideas on how you can become rich.

I can promise you that will not get rich by skipping your daily latte. Look, if you don't have income then there is no money to save. Don't let anyone give you the idea that you need to skip your Starbucks coffee and save $3 a day and that will somehow turn into a fortune.

You can skip your $5 Starbucks every day and save $10,000 over the next five years, but if you think $10,000 is going to change your life, you're not just broke, you're being stupid. Of course you should spend less than you earn, but if you make $50,000 a year with a couple of kids, what money is there left over to save?

If you are serious about getting rich, you need to get your mind focused on income. Increase your income enough and you will be able to save something substantial.

Here are 5 non-fiction tips you can use that will actually get you to millionaire status:

- /RUB) (BANAT NEWS)
