Before going to the local LGU to apply for a building permit, you need to prepare the following documents ahead of time:
1. Completed application forms signed by your engineers. This set includes:
- Five (5) copies of the Building Permit Forms
- Three (3) copies of the Electrical Permit Forms
- Two (2) copies of the Sanitary Permit Forms
- Two (2) copies of the Mechanical Permit Forms
- Two (2) copies of the Plumbing Permit Forms
2. If the applicant is the legitimate owner of the property, these documents are needed:
- Certified true copy of the Transfer Certificate of Title (TCT)
- Certified true copy of the Tax Declaration
3. If the applicant is not the legitimate owner of the property, these documents are needed:
- Certified true copy of the Contract of Lease or Authorization to Construct
- Certified true copy of the Tax Declaration
4. Five (5) complete sets of Detailed Plans for the structure.
The Department of Interior and Local Government (DILG) has directed LGUs to implement a four-step processing system in issuing building permits. This procedure begins with the submission of application with complete documentation, followed by the receipt of order of payment, then payment of fees, concluded by the issuance of permits. The circular also trimmed down processing time to five days³.
