Pasayloa lang ko kon kinsa ni siya pero mora naman sab ug wa siya ay word of honor. Ang kwarta raba kay makit-an rana pero ang dignidad sa tawo lisod na kon mawad-an na ta ug respeto.

Bahin unta sa pagbayad wa may problema kay naa naman ay bangko sila si Sir Jun Ayag ug Sir Bonite nga nagsugod na operate nga anha unta ta tanan pwede moloan. Correct me if I am wrong Sir Jun.

Here's some points we may have missed to consider.  China Bank is a very big corporation in our country.  The Manager of a Bank Branch, has no authority to procure property that has no direct impact on their operation, much more as quickly as the property was purchased.  If and when the Manager was able to convince the BODs to procure this property, it would take a while for the approval and I don't think this piece of land is as valuable to the whole corporation so as to have a special Board meeting just to approve this purchase.  So, could it be possible that the buyer is a China Bank client who asked China Bank to issue a Manager's Check to fully pay the property @35/sq. m?  This client or the agent may have seen our conversations here and speed up the transaction to beat us into getting this property.  I think that's a big possibility.  I may be wrong but it's better to be wrong than to bark at the wrong tree.

Sure Maring, di jud kinahanglan ug Board meeting kon ang Manager, in his personal capacity ang ningpalit sa property.  If he really bought the property and not somebody else like one of their clients.  But we don't really know that for sure.  If we hurt his business, we will not be hurting him as much as we will be to his/her lowly employees.  So, it's better not to hurt na lang aron di na mokatay ang misfortune.  If ever ang Manager ang ninpalit, his misfortune would be, well as Balong said, na ma alkanse sya kay if kita iyang target buyer, too bad kay di uroy ta mopalit!

I'd say it was the seller's call to sell the property bisan if naa na ning adto didto silang Tita Lee ug Gelyan.  Ang question is:  Did we really and categorically tell the sellers that we will buy? I don't think so.  Did we show interest to the  sellers?  Maybe.  We did show interest alright but was that enough for the seller to be assured of sure cash?  We ourselves know that it was sure but the seller didn't know that for sure.  Again, let me remind us that when we were super duper excited already, we categorically told Tita Lee and Gelyan not to show so much interest kay basin tas-an ang prisyo and if I remember it right, they both said na they were just cool.  Dapat ba gi ask pa sa seller silang Tita Lee ug Gelyan kon mopalit ba jud ta before gibaligya sa lain? I think so, morally. Dapat respetar na lang tawon unta sa kahago nilang Tita Lee ug Gelyan. Dapat kita as represented by Tita Lee and Gelyan should have the "right of first refusal".  I dunno if I can use that term though technically but I think you guys know my drift.

So anyhow, pure and simple guys, we lose it and we'll leave it at that.  No hurt feelings, kumbaga.  Let's move on.  Manguykoy na pod ta'g yuta but the important thing is that we learned our lesson well.  In other words, kon sa road sign pa, let's "proceed with caution"!  :)

We have no right to be angry or feel distress of that unrealized lot (TBV) transaction for we don't have even a "DEED OF ABSOLUTE SALE OF A PORTION OF A PARCEL OF LAND" on hand executed between our legal representative (Mr. Junayag ) and the lot owner of that 40,000 sq meters lot offered. Everything was still a virtual plans.  We must have to consider that  Ms. simplylee and Ms. Gelyan had visited that property for sale to view and  for verification purposes in our behalf (TB interested parties). And we are thankful of their efforts. We  don't have  given to them a Special Power of Attorney to negotiate any business transactions in behalf of TB for the other party's belief showing our full interest, right?  There is non  (TB members ) advance payment tendered for the assurance of the lot owner and they have the right to sale their property to anyone in first come/first serve/first pay services...this is a business policy. Buying a parcel of land in our place is not like "fish buying in the market"....stop, look, touch,smell, pay and cook, di ba? I had this experienced....you need a  50% of the amount for the offered property for sale for advance payment and the rest to be paid upon transfer of the title in your name and or a forward processing , a  100% confidence to a person of your choice (the best is a lawyer) to represent you in different document processing and some other necessary extras.  On the other side, I understand the owner of the lot too. I must have also do this method....trust is good but control is better. We are strangers to the owner and the other interested party who bought that land has the emergency needed COH. And money is power and that is what and always a business target.

So, the first try ended into a broken dreams.....tomorrow is another day, another chance and who knows?

Silip sa ko kay magluto pa ko.  I just wanna answer your question.  FCRB stands for First Consolidated Rural Bank.  It isn't anymore FCRB but just FCB.  They dropped the Rural.  Maybe they are now a thrift bank.  That bank really started and founded by Bol-anons - others living elsewhere.

What happen to the first proposed land will be our lesson and learn from it nalang.
