Balong, apil baya ka didto sa 20 nga listahan. Para kanamo, walay kinabuhi ang Village kung dili ka apil, walay mag dala ug bibo.

So, kung duna pay mga intresado, akong suggestion nga mopalista lang gihapon sila didto sa maong thread. Bale mo extend ta ug usa ka simana ug ang atong deadline sa magpalista, kutob karong next Friday June 26.

Based kung pila ang madugang mo come up ta ug decision. Bale mo kuha una ta ug facts, then atong istodyohan ang facts, then the direction will be decided by everyone. For example, kung 3 or 5 lang ang madugang, puede atong minusan ang share matag usa, to accommodate ang 3 or 5 members. Apan kung example 20 ang madugang sa lista, mangita na lang ta ug adjacent nga lot for sale at nearly similar price kay ang purpose sa kadaghanan nga mag himo ug farm and rest-house. Ang 500 sq.m. residence ra man ni, pero kung gusto ka ug both, naa sa 1,500 sq.m. ang minimum.

So depende sa madugang, kinahanglan paga decisionan sa kadaghanan. For me, I will go for the decision of majority.

Palista sa bag-ong set kay para ma korum ug pila, unya ma desisyonan sa kadaghanan karong next Friday. Incase mo ingon ang kadaghanan nga i give up nila ang 500 sq. meters out of thier 2,000 sq. meters in favor of other aspiring buyers, then lets do it as voice of majority prevails. Then if majority says we have to extend the listing to 2 weeks, then so be it.

Sa Panglao 3 years back, mas barato pa ani ang yuta. Tag 15 to 20 pesos lang per square meter, apan lagi dili ka puede mopalit ug tipak. Kinahanglan paliton nimo ang tanan nga lote nga dako kaayo.

Daghan ang reasons nga ibaligya ug barato ang yuta. For example, urgent need of money ang tag iya or inheritance lang ni ug wala siya sa lugar nag puyo, pareha niini nga toa sa Davao ga puyo ang tag-iya.

Kanang walay kalsada, walay problema na kay kung more than 10 ka household ang mo request ug kalsada, hatagan gyud na ug baranggay road kay usa na sa right of the individual ang access of road and right of way.

simplylee, i think we must have also to buy the right of way otherwise....we will get problem in the future and prices increases too fast especially if there is no solution to reach that second lot (probably a road will be the next project). Just an ex.: someone bought a portion of lot which is adjascent to that ground I had acquired, he didn't care to pay that said right of way for sale, now someone owns it and want to sale it 4x times as high as it was offered him 4 yrs ago. he has a big problem coz he thought he will get it free. who is the owner of that said right of way?

So guys think it over if you will buy or not ok? Dili ni sha investment, kundi a Pilot farm project nga tamnan ug mga salag-on ug lagutmon with matching gamay nga pajag! But one thing i could say is, i already have foreseen if mapalit nato ning yutaa build our pajag and small gardens, momahal na sad ang sikbit nga yuta sa Tubo Ville kay daghan man mga tawo nga mopalit na sad ilabi na tong tua sa gawas nga dili gusto mo puyo sa siyudad. Yeah Corella might be the expansion of Tagbilaran.

Hello All Interested Tubag Bohol Village Owners, though am aware of this project as discussed in another thread karon lang ko kabasa ani..

On the issue of payments for those who are not yet prepared to shell out funds at this time, I will explore the possibility of creating a facility through bank that would be acceptable to all proponents...

This will be part of my agenda sa pag-uli nako. Will keep you posted of any developments...I hope nga wala pa motaas ang presyo sa yuta upon knowing nga daghan diay interesado diri sa TB forum.

Basta sa July 6 after the scheduled visit of the lot on July 5, duna na tay stand for this project. On the arrangement of payments and fund sourcing, I will take the lead in ensuring that we will materialize this TB dream...

Hello All Interested Tubag Bohol Village Owners, though am aware of this project as discussed in another thread karon lang ko kabasa ani..

On the issue of payments for those who are not yet prepared to shell out funds at this time, I will explore the possibility of creating a facility through bank that would be acceptable to all proponents...

This will be part of my agenda sa pag-uli nako. Will keep you posted of any developments...I hope nga wala pa motaas ang presyo sa yuta upon knowing nga daghan diay interesado diri sa TB forum.

Basta sa July 6 after the scheduled visit of the lot on July 5, duna na tay stand for this project. On the arrangement of payments and fund sourcing, I will take the lead in ensuring that we will materialize this TB dream...

To all dear TBs,

In addition to the previous post, we must understand nga daghan ta mag-angay angay aning loteha, so meaning daghang ideas...ergo there is a need to integrate these varying degrees of interests and so on..we cannot materialize kon walay designated organizer or developer or administrator...

The point is..we have to appoint an individual or an entity that would take care the conceptualization of the project, convening of proponents is not anymore a question kay duna na.. I will bring this matter to an business angel who will support us from creating a ready loan facility ...as investment assistance sa kulang ug kwarta...aron mapalit ug bulto ang yuta... and then, we need to make a development plan... and then we could estimate the capitalization required for constructing the common amenities and facilities... and if those owners want to have financial assistance in building their houses at least maapil nato sa plano...

Basta when I get home pohon (hapit na) this is one of my prime agenda. Don't worry duna koy maduolan for possible management of the project... Good luck to us.

This is also my suggestions to open a loan facility from Bank since everyone of us are busy and collection would be impossible, since some of us are stationed abroad. I trust that the good heart of Jun Ayag would put this project into a reality.

Also my sincere thanks to Simplylee and Gelyan who have done the physical efforts to make this possible.

Hence, payment of land would be bulk from bank and since the payment would be swift/instant, we could immediately acquire the land title with the indorsement of Mike to seek for Atty. Alicoy Lim's legal services. Accordingly the next step is to subdivide the land to ourselves. With this, I suggest Jun that you give me the lot number, so I could print the map from the DENR (free of charge). Having the shape of the land, we can then plan roughly the shape of each share. I recommend that Jun will give the map to Yu Surveying beside HNU downtown. I know them personally as his daughter is my classmate since elementary years until college and ever since, thier office is still standing. To me, they are the Ramasola of Surveying.

The above is necessary since most of us are only coming for a short vacation and this is the fastest way. Nobody would want to spend thier vacation just for this land and there are lots of activities you have in mind to fully enjoy your vacation.

Luckily, this good thing came just in the right moment for the Grand EB.

Since Jun is the organizer of the Grand EB and being a banker himself, I recommend that Jun Ayag would be our representative on behalf of Tubag Bohol people.

Further, there are more interested members who inquired. Simplylee informed that there are still vacant lots as follows:
There are a total of 4 sets of Lots available as follows:
1. 40,000sqm@P30/sqm (presently dubbed as 'A' Lot)
2. 40,000sqm@P30/sqm ('B' Lot)
3. 9,000sqm@P30/sqm (Lumine finds interest on this as noticed)

This is also my suggestions to open a loan facility from Bank since everyone of us are busy and collection would be impossible, since some of us are stationed abroad. I trust that the good heart of Jun Ayag would put this project into a reality.

Also my sincere thanks to Simplylee and Gelyan who have done the physical efforts to make this possible.

Hence, payment of land would be bulk from bank and since the payment would be swift/instant, we could immediately acquire the land title with the indorsement of Mike to seek for Atty. Alicoy Lim's legal services. Accordingly the next step is to subdivide the land to ourselves. With this, I suggest Jun that you give me the lot number, so I could print the map from the DENR (free of charge). Having the shape of the land, we can then plan roughly the shape of each share. I recommend that Jun will give the map to Yu Surveying beside HNU downtown. I know them personally as his daughter is my classmate since elementary years until college and ever since, thier office is still standing. To me, they are the Ramasola of Surveying.

The above is necessary since most of us are only coming for a short vacation and this is the fastest way. Nobody would want to spend thier vacation just for this land and there are lots of activities you have in mind to fully enjoy your vacation.

Luckily, this good thing came just in the right moment for the Grand EB.

Since Jun is the organizer of the Grand EB and being a banker himself, I recommend that Jun Ayag would be our representative on behalf of Tubag Bohol people.

Further, there are more interested members who inquired. Simplylee informed that there are still vacant lots as follows:
There are a total of 4 sets of Lots available as follows:
1. 40,000sqm@P30/sqm (presently dubbed as 'A' Lot)
2. 40,000sqm@P30/sqm ('B' Lot)
