As in the case of FAQ 21, Mr. C who is in the Philippines, will just require Mr. D in the United States, to execute a Special POWER OF Attorney that will give him the necessary authority to subdivide the propertyof their deceased parents,  Among them, but not limited to the following are:

1. To subdivide the property of our parents under Title No. TCT-No. T-123456, Lot No. 789-C, with an aggregate area of 10 hectares, to be divided equally between Child C and D
2. To pay all taxes and expenses  out of the funds of the estate and render final accounting of funds after this authority had been accomplished;
3. To compile, submit, sign and receive all documents relating to the transfer of the title to the Heirs C and D.
4. To declare 1/2 share or 5 hectares of the property in my name  (D)  with the City Assessor's Office
5. Finally to send the original copy of the title to me at 12345 Parkville Street, California,USA at the earliest possible time.

The Special Power of Attorney must be prepared by a lawyer in America, to be signed by D in the United States and must be authenticated by the nearest PHILIPPINE Embassy or Consular, Office, wnere the State of Mr. D is under jurisdiction.
