As soon as you will be given the new Title by the Register of Deeds, you have to verify the correctness of the following:

!) The name per Deed of Sale must be exactly the same as that of the new title;
Marques against Marquez,  Pedro and Maria, couple is not the same is Pedro married to Maria

2. the area must be correct (in sqm if residential, commercial) and in hectare if agricultural
3. The Lot number and the boundaries must conform everything to the title

These are all true when going to the City Assessor for the new declaration-Everything must be copied exactly the same as that of the title.

Note-the problem comes when you will transfer the property, because everything must be corrected first before the transfer.
