Before jumping to close a deal, secure a xerox copy of the title from the Seller. IF YOU Can not rust anyone under our present world, go to the Register of Deeds personally.
From that office, you will be required to pay say Php 75.00 and you will be given the Certified True Copy of the Title of that property you are intending to buy.

With the Certification, it is an announcement to the whole world that the original of that title exist in their office. Secondly, it is also an announcement that the copy of the title in their possession is genuine.
